Yes. On average, thanks to our 2% all-in fee, our sellers have netted significantly more on their home sale than they would have if they paid traditional agent fees of 6%. Of course, the exact savings depends on the list price of the home. But in all cases, the fee is significantly less than traditional agent commissions, which usually totals 4-5%. There are no other fees beyond the 2%.




How do I list my home with LET'S?

On average, Let’s properties sell faster than similar homes in the same price range and area. This is a direct result of our proprietary algorithms that target buyers directly rather than realtors.




What if I want to sell a home that is currently being rented out?


Not a problem. We understand that selling a house when tenants are still living there can be tricky. The key is to stick with consistent and predictable days/times to show the house. This makes life easier for your renters and decreases friction between landlord and tenant. Our team will properly position your property as an investment opportunity and work through all the details.




How will LET'S determine my home's for sale price?


Our LET'S valuation team member will come to your house and do a complete and thorough walk through. Then they'll review comparable sales, run electronic valuations, assess market trends and understand your personal objectives. We also understand NYC nuances such as outdoor space, building and amenities and take every variable into account. ​Of course, while we are happy to provide you with our expert guidance, the final listing price is ultimately up to you.




Will LET'S take photos for my property?

What about representing both buyers and the seller’s simultaneously?


This is actually a very common situation that happens all the time. Your LET'S team will represent all of your needs and interests. Often homebuyers believe their interests are being served because they have separate representation; however, traditional buyers' agents are paid by the home seller. This formula has always served agents over consumers' interests. We ensure that both parties are represented by appointing two different team members to negotiate on each parties behalf. Then once a deal is agreed upon. Our board package team works together to ensure each step is seamless.





Marketing My Home

If LET'S homes aren't on the RLS feed (there is no MLS in NYC), how does Let’s market my home to potential buyers?


Ninety percent of buyers begin their home search on the internet. So we focus our efforts on the internet, not the brokers. Our secret weapon is our proprietary algorithms that target homebuyers based on geography, income, interests and other variables. Your home will also appear on all the main places where buyers are looking including,Streeteasy, Zillow, Trulia, Google, and more. We also use traditional marketing methods, including print ads, direct mail pieces, and open house promotions. The reality is that just like you no longer need a travel agent to tell you where to go on vacation, you no longer need someone to tell you which apartment you should see at an open house.




Will LET'S host my open house?


Of course! The LET'S team will host open houses every Sunday and one weeknight per week, this we have found is a perfect formula to attract buyers quickly. We will promote your open houses through all of the digital and physical marketing channels we use to market your home.




What if I get an offer I am not happy with?


We'll never pressure you to take an offer that doesn’t work for you. Unlike traditional brokerages that are motivated by maximizing commission fees, our success is based on customer satisfaction. We advise you, and help strategize to achieve your goals.




What happens if a buyer's agent shows up? Can I still sell my house? Is it still a 1% fee?


Yes, you can still sell your house to someone who is using an agent. Your fee to LET'S will be only the 1% included in your listing agreement. In this situation, LET'S will ask the buyer to pay that agent's fee. Keep in mind, buyers' agents' commissions are always negotiable, not fixed (by law).




What if LET'S is not able to sell my home?


Our goal is to do right by every LET'S customer and we will do everything we can to help you achieve your goals. It is possible that your home, despite our best efforts, will not sell during the listing period. At that point, you may either extend the listing, and let us continue to market the home, or you can terminate the listing with LET'S any time you want for whatever reason you want. LET'S will never pressure you to go in a direction that you are not comfortable with.




Who should I use for a lawyer? Interior decorator?


We have a huge database of contacts who we trust implicitly and recommend based on your needs. We do not accept any kind of kick-backs. We only recommend people who we know will provide an elevated experience on par with LET'S.
