How to buy a property with LET'S
Initially, we meet and review your financial picture, neighbohoods, goals for purchasing, priorities, and your personal wish list. We make introductions at this time i.e.: mortgage brokers and lawyers and talk through what to expect.
Many of our customers enjoy this process which we try to make as seamless as possible. We curate listings for you, send you notes on off-market listings and preview options on your behalf. We value your time and ensure that this remains as enjoyable of an experience as possible. This part of the process can take weeks, months or years... Don't worry we're patient.
We take that insight, and go and view properties that fit your criteria. Our first day out is usually exploratory and guides us in determining your preferences. It also provides us with a deeper understanding of your priorities so we can move forward with previewing properties on your behalf.
Our data allows us to be extremely strong negotiators since we strategically gather all of the statistics and knowledge is power. We also anticipate other important factors when needed with other important factors such as, a move in date, an option to purchase furnished and board eligibility.
Bank Issues Clearance To Close
Once you find your dream home within your budget, the data work begins. We run many different comparable analyses utilizing our proprietary technology to arrive at a "true value" for the property. Data provides a foundation for making an educated decision in understanding the value of the property. Then, we make an offer.
Now we hand it over to the attorneys to conduct their due diligence. Then the contract is signed and the board package compilation begins. We manage this step by step from sample letters to financial review. This is our specialty.
Closing Scheduled By Attorneys
Board package accepted, walk-through and close.
Once the board reviews your application and invites you to an interview which we prepare you for well in advance, you are cleared to close. We manage the walk-through and check every outlet, faucet and light switch. Upon closing, you are handed your new keys and walk away with 1% of the purchase price reimbursement.
